How to Be Different From Every Other Agent in Your Area

Not a slogan. Five specific behaviours that almost no agent does, each of which is visible to a client within one week.

Differentiation in property is not achieved by a tagline. Clients cannot see your positioning statement. They can see how you behave in the first week.

Here are five behaviours that are individually unremarkable and collectively rare.

1. Reply faster than anyone else

Within minutes, during working hours. Every time.

This is the most-cited reason clients give for choosing an agent and the easiest to deliver. Most agents reply in hours and believe they are responsive.

If you do nothing else on this list, do this one.

2. Volunteer the negative

On every property, unprompted, name one real drawback before the buyer finds it.

The effect is disproportionate. Buyers have been managed by agents for months. Someone who tells them the second bedroom is dark registers immediately, and everything else you say inherits that credibility.

It also filters out the buyers for whom that flaw is disqualifying, which saves you both a Saturday.

3. Know the numbers

Carpet area, maintenance, water hours, sinking fund, what the last three flats in that building sold for, stamp duty in your state, and roughly what the buyer's loan eligibility implies.

An agent who can answer these instantly, without checking, is a visibly different category of person from one who says "I'll find out". And most say "I'll find out".

4. Tell a client not to buy something

At least once with every buyer, when it is true.

"I don't think you should buy this one. The price is fine, but the water situation in this society is going to bother you within a year."

This costs one commission at most. It produces referrals for years, and it is the thing clients repeat when someone asks them about you.

5. Update sellers weekly, whether or not there is news

Fixed day, every week, every active listing.

"No enquiries this week. Here's what I'm changing: new photos on Thursday, and I want to talk about the price on Monday."

Sellers do not leave agents who are performing badly. They leave agents who go quiet. This one habit prevents most lost listings.

What differentiation is not

  • A logo
  • "Your trusted property partner"
  • Claiming to be number one at something you cannot substantiate
  • A more expensive car
  • Posting more often

None of these are visible to a client in a way that changes their decision.

The compounding effect

Each of these five is small. Together they produce a client who, six months later, describes you to a friend as "the one who actually calls you back and told me not to buy the first flat I liked".

That sentence is your marketing. It is generated by behaviour, it costs nothing, and it cannot be copied by an agent who is not willing to do the same things.
