Agents waste most of their week on people who were never going to buy. The fix is not working harder — it is finding out earlier.
Five questions do it: budget, timeline, funding, decision makers, and what they have already seen. The fifth is the most valuable and the least asked. What someone rejects tells you far more than what they claim to want, and it tells you whether they are actually looking or just browsing.
Every question here is phrased the way it should be said out loud. "What range are you working with, so I only send you things that fit?" is service. "What's your budget?" is screening. The information is identical; the response is not.

Ask across two conversations, not one
Five questions in a row is an interview. Ask two in the first exchange — usually budget and timeline — and let the rest come out naturally as you talk.
Score honestly and act on it
Hot gets same-day contact. Warm gets weekly. Long goes into a monthly nurture and stops consuming your afternoons. Treating all three the same is how agents end up busy and unpaid.
The signal that beats every answer on the form
Whether they will commit to a specific viewing time and turn up. People describe themselves as serious constantly. A confirmed slot in a diary is the only version of that claim that means anything.
Be willing to disqualify
The hardest discipline is telling someone kindly that you are not the right agent for them — their budget does not match the area, or they are two years away. Say it, stay in touch, and you often gain a client later because you were the one who was straight with them.

Is it rude to qualify a buyer early?
Not when it is framed as helping them. Serious buyers appreciate not being shown properties that do not fit, and the framing does all the work — the information you are asking for is the same either way.
What is the strongest signal a lead is real?
Willingness to schedule a specific viewing time. Everything else — budget claims, urgency, enthusiasm — is talk.
Why does the decision-maker question matter so much?
Because a spouse or parent who has not seen the flat will need to, and that is a viewing you have not scheduled. It is the most common cause of a deal collapsing late.
