Most agents keep inventory in their head, in a WhatsApp chat, and on three portals that disagree with each other. Then a buyer asks what you have under ₹80 lakh with a lift, and you spend ten minutes remembering.

This sheet holds every property you are working on in one row each, and calculates the two numbers you should never quote from memory: rate per square foot of carpet area, and days on market.

The carpet-rate column is the important one. It is the only basis on which two properties can honestly be compared, and it is what lets you tell a seller in week six that the market has already answered the pricing question.

What is in the file

  • A Listings sheet with reference, society, locality, configuration, carpet area, floor, facing, age, asking price, owner contact, status and listing date
  • ₹ per sq ft carpet calculated automatically from the price and carpet area

Fill the carpet area column properly

Carpet, not super built-up. If a developer or owner will only give you super built-up, ask for the loading percentage and derive it — and note in the sheet that it was derived rather than stated.

Two flats advertised at the same square footage can differ by hundreds of usable feet. If your inventory mixes the two bases, every comparison you make from it is wrong.

Watch days on market

This is the most sensitive early indicator a local agent has, and it costs nothing to track. When your listings start taking meaningfully longer than comparable ones nearby, you have a pricing problem in how you take instructions — not a market problem.

Move closed deals across, always

Every time something transacts, move the row to the Sold and closed sheet and record the actual price. Thirty rows gives you a defensible rate range for a locality. Three hundred makes you the agent other agents call.

This is the single highest-return habit in the sheet, and it takes twenty seconds per deal.

Questions

Why rate per carpet square foot and not per super built-up?

Because loading varies between projects — sometimes by more than fifteen percentage points. Comparing rates on super built-up compares two different things and routinely reverses the ranking of which property is actually better value.

Does days on market update by itself?

Yes. It uses TODAY(), so it recalculates every time you open the file. Clear the listing date when a property closes, or move the row to the Sold sheet.

Can I share this with my team?

Yes. Put it in a shared Drive folder and open it with Google Sheets so more than one person can edit it at once.
