Four viewings scattered across four evenings gives you four vague impressions. Four viewings in one two-hour window gives you a read on your pricing, one trip for the owner, and buyers who see each other in the doorway.
This sheet plans the block and captures what came out of it — including the one question that actually gets an honest answer, which is not "did you like it?"
Ask instead: "If you were buying it, what would you want changed about the price or the property?" Four versions of that answer in one afternoon tell you whether it is the flat or the number.

Before the block
- Book four buyers fifteen to twenty minutes apart in one two-hour window
- Confirm each slot the morning of, and again an hour before
- Sort the society's visitor process with the guard in advance — fifteen minutes at the gate kills a slot
- Ask the owner to be out, lights on, curtains open
During
Meet each buyer at the gate. Let them walk the flat first, in silence. Answer questions, do not narrate. Volunteer one honest drawback — it buys credibility for everything else you say.
After
Message each of them the same evening, while they still remember the specifics. Log the objection in the sheet before you do anything else — by tomorrow it will have blurred into "it was fine".
When the same objection appears three times, you have your answer, and it is usually the price rather than the property.
Questions
Why batch viewings instead of showing individually?
Visible interest. Buyer two arriving as buyer one leaves does more for urgency than anything you could say — and it means the owner clears out once rather than six times, which is the hardest part of showing an occupied flat.
What if a buyer will not answer honestly?
Most will, if the question gives them something concrete to react to. "What would you want changed about the price or the property" is answerable; "did you like it" gets a polite yes from everyone.
How many slots in one block?
Three or four. More than that and you are rushing people through a decision worth years of their income.
