What Makes a Property Page Convert
The elements a single-property page needs to turn a visitor into an enquiry — order, detail, trust signals and the one thing most pages get wrong.
A property page has one job: convert someone who is already interested. It is not a discovery tool. The traffic arrives from a reel, an ad, a WhatsApp status or a search — the page's only task is to not lose them.
The order that works
- One strong photograph, full width.
- Price, configuration, carpet area, floor, locality — immediately, above the fold.
- The enquiry action — call, WhatsApp, form. Visible without scrolling.
- Photo gallery, twelve to twenty images.
- Video walkthrough.
- Floor plan.
- Detail table — facing, age, parking, maintenance, furnishing, possession.
- Amenities.
- Locality — schools, commute, market, with real distances.
- The agent — photo, name, RERA number, reviews.
- Enquiry action again.
The detail table is what separates a page from a listing
Portals show a standard set. A page can show everything:
- Maintenance charge per month
- Property tax annually
- Society transfer charge
- Power backup and water supply
- Whether the lift is functional and how many
- Age of the building and last major repair
- What is included — wardrobes, ACs, modular kitchen
Every one of these is a question you currently answer by message. Answering them on the page means the enquiries you receive are from people who already know and are still interested.
Trust signals
A page from an unknown agent asking for a phone number needs to earn it:
- Your photograph, not a logo
- Your name and RERA registration
- Two or three reviews from the same locality
- A visible phone number — the option to call rather than fill a form
Pages that only offer a form convert worse than pages offering a form, a call button and WhatsApp. Let people choose their channel.
The one thing most pages get wrong
They hide the price to force an enquiry. This is backwards. It produces a larger number of worse leads and loses the qualified buyer who was not willing to message just to find out whether it is in range.
Put the price up. Fewer enquiries, better ones.
Speed
Most visitors arrive on a phone, often on mobile data. A page that takes six seconds loses a large share before it renders. Compress images, avoid heavy scripts, and test on a real phone on a real connection — not on office wifi.
After the enquiry
The page should trigger an instant acknowledgement — a WhatsApp auto-reply or a confirmation that names the property. The gap between someone enquiring and hearing from you is where most leads are lost, and the first thirty seconds of it can be automated.
