Lead Magnets That Work for Property Agents

What to offer in exchange for a phone number — the formats buyers and sellers actually want, and the ones that collect emails nobody uses.

A lead magnet is a trade: something genuinely useful for a contact detail. Most agent lead magnets fail because what is offered is not worth a phone number.

What people actually want

A locality price sheet. "Every 3 BHK that sold in Sector 70 in the last six months, with price per carpet square foot." This is the highest-converting offer most agents can make, because nobody else has it and everybody wants it.

A document checklist. "The 11 documents to check before paying a token on a resale flat." Specific, immediately useful, and it positions you as careful.

A society-specific brief. Maintenance charges, transfer rules, parking allocation, common complaints. Buyers looking at one tower will hand over a number for this.

A valuation. For sellers: "what your flat is worth today, based on the last four sales in your tower." The most direct seller lead magnet there is.

What does not work

  • "Ultimate guide to buying property" — too broad, freely available, obviously a form-filler.
  • "Subscribe to our newsletter" — no immediate value.
  • "Download our brochure" — that is your marketing, not their benefit.
  • Anything requiring a long form. Name and number, nothing else.

Where to put it

On the property page, below the photos, as a secondary option to enquiring. Someone not ready to message may still take the price sheet — and that gives you a contact you would otherwise have lost entirely.

Also in reel captions: "Comment SECTOR70 and I'll send the price sheet." Comment-triggered delivery works well because it also boosts the post.

Deliver it properly

Send it on WhatsApp within minutes, personally, with one line: "Here's the sheet — are you looking in Sector 70 specifically, or comparing a few areas?"

The question is the entire point. A lead magnet delivered without a follow-up question is a file transfer, not a lead.

Keep it current

A price sheet from eight months ago damages you more than having none. Update quarterly, and put the date on it. "Updated August 2026" signals that you maintain it, which is itself a credibility signal.

The honest measure

Count how many magnet downloads become conversations, not how many become downloads. Most agents discover one strong locality-specific offer outperforms four generic ones combined, and then stop making the other three.

The follow-up is the whole point

A lead magnet that delivers the file and then goes silent has bought you an email address and nothing else.

The value is in what happens next. A short sequence over two weeks:

  1. Immediately: the file, and one line about what to do with it.
  2. Day 3: one question — "what are you actually looking for?" This single message converts more than the file did.
  3. Day 7: something specific to their answer, or general market data for the area.
  4. Day 14: a direct question about whether they are actively looking.

Then the monthly nurture. Most people who download something are three to nine months from transacting, and the entire return comes from still being present when they are ready.

Make it obviously local

A generic "home buying checklist" is available from a thousand sources and signals nothing about you.

"What to check in a Zirakpur society before you buy" is available from nobody, is genuinely more useful to the person downloading it, and establishes your specialisation in the act of being downloaded.

The narrower the magnet, the better the lead — fewer downloads, far higher intent.

Keep it short

Two pages. A checklist people actually complete beats a twenty-page guide they save and never open.

The goal is not to impress with length. It is to be useful once, quickly, so that the follow-up message arrives from someone who has already helped them.
