SEO for Property Agents: What Is Worth Doing and What Is Not
Search still sends the highest-intent property leads. The handful of SEO actions that matter for an individual agent, and the ones that waste months.
Search traffic converts better than social because intent is explicit. Someone typing "3 BHK for sale in Sector 70 Mohali" is further along than anyone who scrolled past your reel.
The problem is that agents attempt to compete with portals on portal terms, lose, and conclude SEO does not work.
Where you can actually win
Named societies and towers. "Flats for sale in [specific society name]" — portals have a generic page; you can have a genuinely detailed one with real photos, maintenance charges and recent sale prices.
Specific configurations in specific sectors. Long-tail, lower volume, much higher intent.
Questions. "Is [society] a good investment", "stamp duty on resale flat in Punjab", "what is loading percentage". These bring people earlier in the journey.
Your own name. Every agent should own the first page for their own name plus city. Clients check you before calling.
The pages that do the work
- A page per property, indexable, with real detail and photos.
- A page per locality you work in, with prices, amenities and honest assessment.
- A profile page with your photo, areas, RERA number and reviews.
- Content answering the questions your buyers ask.
Note that three of the four are things you would build anyway for buyers. Good SEO for an agent is mostly a by-product of being useful.
The technical minimum
- Every page has a unique title with the locality in it
- A meta description written for a human
- Fast loading on mobile — most property searching is on phones
- A sitemap, submitted to Search Console
- Structured data on listings and your profile
That is genuinely most of it. The rest is content.
What wastes time
- Buying backlinks. Risk without reward at this scale.
- Blogging about national market trends. You will never outrank the property media.
- Keyword stuffing locality names into a paragraph.
- Chasing high-volume head terms. "Property in Delhi" is not winnable and would not convert if it were.
Measure the right thing
Not traffic. Enquiries from organic search. A locality page bringing 40 visits a month and two enquiries beats a blog post bringing 3,000 visits and none.
The honest timeline
Nothing happens for three months. Around month four to six, long-tail pages start ranking. By month twelve, if you have kept publishing, a meaningful share of enquiries arrive without any spend — and that share keeps growing while you sleep, which is the entire reason to bother.

Can an individual agent rank against portals?
Not for broad terms like 'flats in Mumbai'. You can rank for specific long-tail queries — a named society, a specific configuration in a sector — where portals are generic and you are precise.
How long does SEO take for a property site?
Three to six months before meaningful traffic, longer for competitive terms. It compounds, which is why agents who started two years ago now get enquiries without spending on ads.
