TikTok for Property Agents, and Why It Is Not Just Reels
The same vertical video performs differently here, because the audience arrived for something else entirely.
Most agents cross-post the same vertical video everywhere and conclude TikTok does not work for property. The format is identical and the contract with the viewer is not: nobody is there to follow anybody, which changes what has to be in the first second.
Why the same video behaves differently
Distribution here leans on the content rather than on your following. A first post can reach far more people than a hundredth post, which is the opposite of how most agent accounts have learned to think.
That cuts both ways: consistency buys you less, and any single video can carry a month. It rewards experiments rather than schedules.
The audience did not come looking for property, so a listing video with no hook is competing against entertainment and losing in the first half second.
Watch-through is everything. A video people finish gets shown again; a video people finish and rewatch gets shown a great deal.
What works here specifically
Comments are treated as a stronger signal here than elsewhere, which makes a video that provokes a question genuinely more valuable than one that provokes agreement.
What works is the property nobody expects — the extremely small, the strangely laid out, the one with a bizarre feature. Ordinary good properties do poorly and unusual ones travel.
Explaining the job works too. What an agent actually does all day is interesting to people outside the industry and invisible to them, and it builds the familiarity that produces a call two years later.
Price reveals are the reliable format: show the property, hold the number to the end. It is close to the only structure that keeps a non-buyer watching to the last second.
Whether it is worth your hour
Talk to camera more than on the visual platforms. This audience responds to a person, and a faceless account has a much lower ceiling here.
Be honest about the fit. If you work a small local market, a video reaching a national audience produces very few local enquiries, and the follower count it builds is largely irrelevant to your business.
The realistic case for it is reach and recognition rather than direct leads. Treat it as the place where the unusual listing travels and the ordinary one does not, and it is worth an hour a week. Expect it to replace your existing lead sources and it will disappoint.

Can I post the same video on TikTok and Instagram?
You can, and the first second usually needs to differ. This audience did not arrive looking for property, so the hook has to earn attention that the other platform partly grants you.
Does TikTok actually produce property enquiries?
Less directly than the other platforms, and mostly through recognition rather than immediate leads. It is strongest where the property itself is unusual enough to travel.
Do I have to be on camera?
It helps considerably more here than elsewhere. Faceless accounts work on the visual platforms and hit a much lower ceiling on this one.
