WhatsApp for Property Agents: Broadcasts, Groups and the Line You Should Not Cross
WhatsApp is where Indian property deals actually happen. How to use broadcasts, catalogues and status without getting your number blocked.
Email gets ignored. Calls get declined. WhatsApp gets read within minutes — which is exactly why it is so easy to abuse and so easy to lose.
Use WhatsApp Business, not your personal account
The free Business app gives you things the normal app does not:
- A business profile — your address, hours, website, and a description that appears before anyone messages
- A catalogue — your current properties, browsable in-chat
- Labels — Hot, Viewing Booked, Long-term, Closed
- Quick replies — canned answers to the questions you type forty times a week
- Away and greeting messages
It takes twenty minutes to set up and it is free. Most agents still run their business off a personal number with a photo of a sunset as the display picture.
Broadcast lists, not groups
A broadcast delivers to each person individually. They see a normal message from you; they reply privately; nobody sees anyone else.
A group shows every member's number to every other member. Put fifty buyers in a group and you have handed a contact list to any competitor who joins.
The one rule of broadcasts: the recipient must have your number saved, or the message will not deliver. Ask people to save you when they first message.
What to broadcast
Weekly, one message, in this rough rotation:
- A genuinely new listing with a real reason it is interesting
- A price movement or market fact for your area
- A useful explainer — loan rates, stamp duty change, registry process
- A recent sale, with the honest number
Never four listings in one message. Never a forwarded image with no context. Never "Good morning" graphics.
The catalogue
Add every active property as a catalogue item with photos, the real price, and the location. When someone asks "what do you have under ₹80 lakh", you send the catalogue link instead of typing.
Keep it current. A catalogue full of sold properties is worse than no catalogue, because the first thing a buyer asks about will be the one that is gone.
Status, used sparingly
WhatsApp Status is seen by everyone who has your number — often a wider and warmer audience than your Instagram following. One or two a day: a site visit, a new listing, a sale. Same discipline as Instagram Stories.
The line you should not cross
Do not add people to broadcast lists who did not give you their number for that purpose. Scraping numbers from portals, society groups or other agents' lists is how numbers get reported and banned, and WhatsApp's enforcement is automated and unappealable in practice.
Consent is not just polite here — it is the thing keeping your primary business channel alive.

The agent who replies in three minutes wins over the agent who replies in three hours, almost regardless of who has the better property. Set the away message honestly, and when you are working, actually be fast.

How often can I broadcast without annoying people?
Once a week is safe if the content is genuinely useful. Daily property dumps get you muted, then blocked, and enough blocks will get your number restricted by WhatsApp itself.
