The mistake that gets you muted

Posting eight listings in a row. Your status becomes a catalogue people skip. Two to four a day, spaced out, with variety. Treat it like a broadcast to friends, not a feed.

Use the reply as the lead

Every status reply is a warm lead in a chat window. Do not answer with a single line and stop. Answer, then ask one qualifying question: budget, timeline, or area. That turns a reaction into a conversation.

Segmenting who sees what

Status privacy settings let you choose which contacts see each update. Most agents ignore this and post everything to everyone.

Two simple groups solve most of it:

  • Buyers and prospects — listings, price changes, new launches.
  • Past clients and referral sources — sold updates, market facts, occasional personal posts.

An owner who sold through you last year does not need six listings a day, and showing them anyway is how you lose a referral source.

Make the reply easy to act on

Because a status reply arrives as a normal chat, the conversation starts with no context beyond the image. Put the essentials on the image itself — configuration, sector, price — so the first reply is a question about the property rather than "what is this?"

Timing

Status updates disappear after 24 hours, so posting at 6 am wastes most of the window. Late morning and evening cover the two periods when people browse their phones. Two posts spaced across the day outperform four in one burst.

Measure it honestly

Status shows you exactly who viewed each update. That list is a targeting tool most agents never open: someone who viewed a specific listing three times is worth a direct message.
