Using an AI Script Generator for Real Estate Videos (Without Sounding Like a Robot)

AI script tools fail for a predictable reason: agents give them a one-line prompt and accept the first output. "Write a script for a 3 BHK in Mohali" produces exactly what you would expect — something fluent, generic and completely interchangeable with every other agent's video.

The fix is not a better tool. It is a better brief.

Give it the five inputs that make a script specific

A script is only as good as the facts in it. Before generating anything, write down:

  1. The single strongest fact. Not "spacious" — "the living room is 22 feet wide" or "it is the only east-facing unit in the tower."
  2. The price and what it beats. "₹78 lakh, about ₹6 lakh under the sector average."
  3. Who it is wrong for. Genuinely useful. "Not for anyone who needs ground-floor parking."
  4. The buyer you picture. A first-time buyer and an investor need different scripts for the same flat.
  5. The one action you want. DM, call, site visit booking — choose one.

Feed those five in and the output stops being generic, because generic is what you get when the model has nothing specific to work with.

The structure that works

Every property video script fits the same shape:

Hook (2–3 seconds). A number, a contrast or a question. Context (3–5 seconds). Where it is and what it is. Proof (5–15 seconds). Two or three concrete details. Objection (3–5 seconds). Name the obvious concern and answer it. Action (2–3 seconds). One instruction.

The objection beat is the one almost everyone skips, and it is the one that earns trust. Saying "it is on the third floor with no lift, which is why it is priced below the sector" is more persuasive than pretending the flat is perfect. Buyers already suspect there is a catch; naming it first makes everything else you said more credible.

Always rewrite these three things by hand

The hook. Models default to smooth, forgettable openings. Write it yourself in your own words.

Any number. Never let a generated script assert a figure you have not verified — carpet area, price per square foot, distance to the airport, rental yield. A wrong number in a video is a credibility problem you cannot delete after it has been shared.

The last line. The call to action should sound like you talk. "DM me the word MOHALI and I'll send the full detail sheet" beats "contact us today to schedule your viewing."

Make it sound like you

Two tricks work reliably:

  • Feed it your own writing. Paste three of your best captions and ask it to match that voice. Instruction beats description — showing the model your voice works far better than telling it to be "conversational."
  • Read the script out loud before recording. Anywhere you stumble is a sentence that was written to be read, not spoken. Cut it. Spoken language uses shorter sentences and more contractions than written language.

Language and market

If you sell to a mixed-language audience, generate the script in English, then produce a second version in Hindi or Punjabi — not a literal translation, a rewrite. Literal translations sound stilted and are immediately obvious. Ask for "the same script rewritten naturally in conversational Hindi" rather than "translate this."

A practical workflow

  1. Fill in the five inputs — two minutes.
  2. Generate three variations rather than one.
  3. Take the best hook from one, the best proof beat from another.
  4. Rewrite the opening and closing lines yourself.
  5. Read it aloud, cut anything you stumble on.
  6. Record, or generate voiceover, and cut the visuals to the beats.
