Instagram Reels for Real Estate Agents: What Actually Gets Enquiries
Which reel formats produce buyer enquiries rather than vanity views, how often to post, and the profile setup that converts a viewer into a WhatsApp message.
Most agents measure the wrong thing. A reel that reached 40,000 people in three states is a worse outcome than one that reached 900 people in the two localities you actually sell in. Reach is only useful when it is reach among people who could plausibly buy from you.
With that framing, here is what works.
The four formats that produce enquiries
1. The single-listing reel. Six to eight frames of one property, price in the hook, configuration in the caption. This is the workhorse. It produces the most direct enquiries because the viewer's intent is unambiguous — they either want that property or they do not.
2. The price-comparison reel. "₹80 lakh in Sector 70 vs ₹80 lakh in Aerocity." Two properties, same budget, different areas. These get saved heavily because they help a buyer make a decision rather than just showing them a flat.
3. The locality guide. A walk through the neighbourhood — the market, the schools, the commute. These build authority slowly and attract buyers who have not chosen an area yet, which is the earliest and most valuable point to meet someone.
4. The mistake or myth reel. "Three things buyers miss when checking a resale flat." These travel furthest because they are useful to people who are not ready to buy yet, and they position you as someone worth following.
What does not work: generic motivational content, market statistics with no local angle, and reels about your own business milestones. Nobody outside your office cares that you closed your tenth deal.
Post at the time your buyers are on their phone
Not the time a global guide recommends. For most Indian markets, weekday evenings between 8 and 10 pm and Sunday mornings produce the most engagement, because that is when people browse property. Check your own insights after twenty posts and follow your data, not the advice.
Your profile is the conversion step
The reel earns attention. The profile converts it. Get these right:
- Name field: put your role and city, not just your name. "Gurjeet · Mohali Property" is searchable inside Instagram; "Gurjeet Singh" is not.
- Bio: one line on who you help and where, one line of proof, one instruction.
- Link: send it to a page that shows properties and captures the enquiry, not to a link menu. Every extra tap loses people.
- Highlights: organised by locality and budget, not by month.
The metric that actually predicts enquiries
Saves. A save means someone intends to come back to that property — it is the closest thing to intent that the platform reports. A reel with a high save rate and modest views is worth more than the reverse.
After saves, watch profile visits from the reel and DMs. Views and likes tell you the algorithm liked the format. Saves and DMs tell you a buyer did.
Reply speed is a ranking factor and a sales factor
Comments in the first hour affect how far the reel travels, so reply to all of them fast. And treat every DM as a lead with a clock on it — response within five minutes converts several times better than response the next morning. If you cannot watch the inbox, set an auto-reply that acknowledges and asks a qualifying question.
A workable weekly rhythm
- Monday: new listing reel
- Wednesday: comparison or myth reel
- Friday: locality or lifestyle reel
- Sunday: repost the week's best to your WhatsApp status

What to stop doing
Stop posting the same listing four times in a week with different music. Stop using twenty hashtags. Three to five a week is realistic and sustainable. Posting daily for two weeks then stopping performs worse than a steady three per week over months, because consistency is what builds a returning audience.
Do views translate into enquiries?
Not directly. A reel with 50,000 views from outside your city is worth less than one with 800 views in your locality. Judge reels by saves, profile visits and DMs, not by view count.
Should I show my face in reels?
