The daily pattern

Morning: what you are doing today. A site visit, a meeting, a document run. Ordinary and effective — it establishes that you are actively working.

Midday: something useful. A price change, a market fact, a listing.

Afternoon: a moment from a visit. A room, a view, a detail.

Evening: a question or a poll.

Four stories, under ten minutes total. The point is presence, not production.

Stickers that produce replies

  • Poll. "Which would you pick — higher floor or bigger balcony?" Low effort, high response, and every response is a person you can now message.
  • Question box. "Ask me anything about buying in Zirakpur." Answer them as separate stories; each answer is content.
  • Quiz. "What do you think this 3 BHK sold for?" People love guessing prices.
  • Link. To the property page, once you have their attention.

Avoid the countdown and the slider — they generate taps that go nowhere.

Reply to every story reply

This is where the leads are. A story reply is someone raising their hand quietly. Answer within minutes, and ask a question back rather than just responding.

Most agents treat story replies as social chatter. They are the warmest inbound you get.

Highlights that do work

Organise by what a buyer would look for, not by month:

  • By locality — "Sector 70", "Zirakpur"
  • By budget — "Under ₹60L"
  • "Sold" — your track record, visible
  • "Reviews" — client feedback
  • "About me" — who you are, one story

A profile with useful highlights converts a visitor who arrived from a reel. A profile with "Nov 2025" as a highlight name does not.

What not to post

  • Reposted motivational quotes
  • Screenshots of other people's market reports
  • Long text stories that require pausing to read
  • Anything requiring context the viewer does not have

The honest value

Stories will not grow your following. They convert the following you have. An agent with 800 local followers who posts stories daily typically gets more enquiries than one with 8,000 passive followers who posts monthly — because the first agent is present when someone finally decides to move.

Stories are where the conversation starts

Almost every enquiry that begins on Instagram begins as a story reply, not as a DM out of nowhere. Replying to a story is low effort and low commitment; opening a conversation is neither.

Which means the job of stories is not to inform. It is to give people easy openings to reply to — a poll they can tap, a question they can answer, an opinion they can disagree with.

A story that says something slightly debatable — "I wouldn't buy on the ground floor in this society, and here's why" — produces more replies than five days of listings.

A weekly "ask me anything about buying here" question box, answered as a series of stories the same evening.

Answer every one within the hour if you can. Then ask a question back:
