Why a 200-person email list can outperform a 5,000-follower Instagram account, and what to actually send.

Email is unfashionable and quietly effective, for one reason: it is the only channel you own. Instagram can restrict your account, WhatsApp can block your number, and portals own the leads. Your list is yours.

Who goes on the list

  • Everyone who enquired and did not buy yet
  • Past clients
  • Referral partners
  • Anyone who downloaded something from you
  • Anyone who explicitly asked to be kept informed

Only people who gave you their address for this purpose. Scraped addresses produce spam complaints, which damage deliverability permanently and, depending on jurisdiction, may breach data protection rules.

The monthly email

One email, four blocks, under 400 words:

1. What happened in the market here. Two or three sentences with actual numbers. What sold, at what rate, what changed.

2. One property. Not six. One, with a reason it is interesting.

3. One useful thing. An explainer, a rule change, a document tip.

4. One line about you. A sale, a client, something human.

Plain text or very light formatting. A heavily designed newsletter looks like marketing and gets treated as such.

Subject lines

Specific beats clever:

  • "Sector 70 rates, November" — good
  • "Three flats sold in Aspire Heights last month" — good
  • "Your Monthly Property Update! 🏡" — deleted

The two automated sequences worth having

For new enquirers, over two weeks:

  1. Welcome, and what you will send
  2. The buying process explained
  3. What to check in a society
  4. A relevant property

For past clients, annually:

  • A note on their anniversary in the home, with the current value of their property

That second one produces a striking amount of business relative to its effort. Owners are curious about their own property's value, and the message arrives from the person who sold it to them.

What not to send

  • Every listing you have
  • Festival greetings with a logo and no content
  • Forwarded market reports from portals
  • Anything with "Dear Valued Customer"
  • More than one email a week

The compliance basics

  • A real unsubscribe link that works immediately
  • Your actual name and business address
  • Only to people who consented

Data protection rules for personal information are tightening in India and vary elsewhere. If you are collecting addresses at any scale, check what your obligations are before you build the list, not after.
