Real Estate Hashtags: What Still Works and What Is a Waste of Time
How many hashtags to use, why locality tags beat generic ones, and a practical set for property posts in Indian and international markets.
Hashtags stopped being a growth strategy several years ago. They are still worth using, but for a narrower reason than most agents assume.
What they actually do now
They help the platform categorise your post and help a small number of people browsing a specific tag find it. That is it. They do not meaningfully expand reach on their own — the content and how people respond to it does that.
For agents, this means the only hashtags worth much are the ones a local buyer would actually browse.

- Tags unrelated to property to chase reach. It brings the wrong audience and trains the algorithm to show you to people who will not engage.
Build a locality bank
Make a note per area you sell in with four or five tags. Reuse them. The point is consistency — being the account that always appears under a locality tag is worth more than rotating through hundreds.
Where the effort actually pays
Ranking in Instagram search matters more than hashtags now. That is driven by your name field, bio and captions. Put your city and speciality in the name field — "Priya · Gurgaon Property" — and you become findable for people typing "gurgaon property" into the app, which no hashtag strategy achieves.
A realistic expectation
Hashtags will not save a weak post. A strong reel with three tags will beat a mediocre one with thirty, every time. Spend the saved effort on the hook instead.
Building the locality bank in practice
Sit down once and write out every sector, township and landmark you sell in. For each, search the tag inside Instagram and note the post count. Anything under about 50,000 posts is worth using; anything over a million is not worth the character.
You will usually find three tiers:
- The obvious one —
#mohaliproperty, 40k posts. Competitive but relevant. - The specific one —
#sector70mohali, maybe 2,000 posts. Low volume, high intent. - The adjacent one —
#tricityproperty, catching buyers who have not narrowed down yet.
Use one from each tier. That combination reaches a buyer at three different stages of deciding, and none of them are wasted on a national audience.
Hashtags on reels versus posts
Reels are distributed mainly by interest signals — what similar viewers watched and finished. Hashtags contribute very little. On static posts and carousels they matter slightly more, because there is less behavioural signal for the platform to work with.
Practical conclusion: put more effort into the hook on a reel, and slightly more into tags on a carousel.
Branded tags
A tag for your own business — #priyasellsmohali — has one narrow use: collecting your own work so a prospective client can browse it. It will not bring you new reach. Create it, use it on everything, expect nothing more from it.
What to review quarterly
Every three months, open your insights and look at reach by hashtag if the format offers it. Drop anything that has never appeared. Most agents discover that two or three tags do all the work and the rest were habit.
The broader point: hashtags are a small optimisation on top of content that already works. If a post is not performing, the tags are almost never the reason.
