Drone Footage for Property: When It Is Worth It and When It Is Not
Aerial footage helps some listings and wastes money on others. Which properties justify it, what shots to get, and the Indian rules on flying.
Drone footage is impressive and frequently unnecessary. Before spending on it, ask what question the aerial shot answers that a ground shot cannot.
When it earns its cost
Plots and land. Essential. Boundaries, shape, access and surroundings cannot be shown any other way.
Villas and independent houses. Shows the plot, the setback, the garden and the roof in one frame.
Large projects. Communicates scale and layout that a walkthrough cannot.
Properties where location is the pitch. Beside a lake, backing onto green space, facing a park. The aerial proves the claim.
Farmhouses and weekend homes. The surroundings are the product.
When it does not
Apartments. An aerial of the tower says almost nothing about the flat. Buyers care about the unit, the view from it, and the floor.
Anything in a dense urban block. The aerial reveals congestion you would rather not emphasise.
Small plots in a developed sector. A ground-level photo and a plan communicate more.
Spending on a drone for a 2 BHK is the clearest example of production budget going where it does not convert.
The four shots worth having
If you are commissioning, ask specifically for:
- The reveal — rising from ground level to show the property in context
- The orbit — a slow circle at mid-height
- The top-down — directly overhead, showing plot shape and boundaries
- The context push — flying away from the property to reveal what is around it
That is enough. Longer aerial sequences bore viewers quickly.
The rules in India
Drone operation is governed by the Drone Rules, 2021 and the DigitalSky platform:
- Registration of the drone with a unique identification number
- A remote pilot certificate for most categories, obtained through an authorised training organisation
- Airspace zones — green, yellow and red. Much of urban India near airports is yellow or red, requiring permission or prohibiting flight entirely.
- No flying over crowds, near strategic installations, or beyond visual line of sight without specific approval
Nano drones under 250g have lighter requirements, which is why many operators use them.
The practical route for most agents
Hire an operator rather than buying. A half-day shoot costs less than the equipment, the certification and the time to become competent — and the footage will be better.
Ask to see their registration and certification. If a property turns out to have been filmed illegally near an airport, that is your listing and your client's property in the footage.
The honest assessment
For the majority of agents selling apartments in developed sectors, drone footage is a differentiator that does not differentiate. The money is better spent on good interior photography, which affects every listing you handle.

Which properties actually benefit from drone footage?
Plots, villas, farmhouses, large projects and anything where the surroundings or the scale are the selling point. A 1,200 sq ft flat on the seventh floor gains very little from an aerial shot.
Do I need permission to fly a drone in India?
Drones must be registered on the DigitalSky portal and most require a remote pilot certificate. Flying is prohibited near airports and in designated red zones, and much of urban India sits in restricted airspace.
