The Thumbnail Decides Whether the Video Is Watched
On YouTube and on a portal listing, the still frame does more work than the sixty seconds behind it.
You can make a good video nobody watches. On YouTube and on every property portal, the still frame is the advertisement and the video is the product — and most agents let an algorithm choose that advertisement at random.
Never let the platform choose
Autoselected frames are almost always a blurred mid-pan, because platforms sample at fixed intervals and a walkthrough is moving at most of them.
On a portal, the cover image is competing against thirty other listings in a grid. It is not being appreciated; it is being sorted past. That is a different job from looking nice.
Set the cover manually every time. On YouTube that is a custom thumbnail; on Instagram it is the cover frame selector; on most portals it is simply which photograph you upload first.
Pick the frame with the most depth. A shot down a corridor or through a doorway consistently outperforms a flat wall of a living room, because depth is what makes a small image feel like a space.
Picking the frame
Show the most distinctive room, not the best one. The best room disappoints if it turns out to be the only good one; the most distinctive earns the click and sets accurate expectations for the visit.
Avoid frames where a window is blown out. On a small thumbnail a white rectangle dominates everything and the eye reads it as a fault.
Put one number on it — area, price or bedroom count. Four words maximum, in the top-left, which is where the eye lands first in most reading orders.
Faces work on agent content and hurt on listing content. Someone scanning a portal wants the flat; someone browsing your channel wants you.
Text, faces and consistency
Test at the size it will actually appear, roughly four centimetres wide on a phone. If the text is unreadable there, it is unreadable, and every desktop preview is lying to you.
Keep one consistent treatment across your videos — same text position, same weight, same corner. A recognisable thumbnail style is worth more across a year than any individual clever frame.
Do not put the price on a thumbnail you will still be using after a price change. Re-cutting thumbnails is nobody's favourite afternoon.

Does the cover frame matter for Instagram reels?
Less than on YouTube, because reels are usually watched straight from the feed. It matters a great deal for your profile grid, which is what a new visitor judges you by.
Should the thumbnail show the best room?
The most distinctive room. The best one disappoints if it is the only good one, whereas the distinctive one earns the click and sets honest expectations.
How many words should be on a thumbnail?
Four at most, and none at all is often better on a portal, where the platform overlays its own price and area labels on top of your image.
