Why Your Property Reels Are Not Working
Seven diagnosable reasons a reel underperforms, and which metric tells you which one you have.
"My reels aren't getting views" is not a diagnosis. Seven different problems produce that symptom and each has a different fix. The metrics tell you which one you have.
1. Low three-second retention → the hook
If most viewers leave in the first three seconds, nothing after that matters. This is by far the most common problem.
Fix: open with a number, a contradiction, or a direct address. Text on screen from frame one. Cut the logo animation and the slow drone push.
2. Good three-second, bad completion → the middle
They stayed for the hook and left at second eight. The middle is slow.
Fix: shorter clips, two to four seconds each. Cut on movement. Remove anything that does not advance the story.
3. Good retention, no shares or saves → no value
People watched and felt nothing worth passing on.
Fix: give them something to save. A price comparison, a checklist, a genuine piece of local information. Pretty walkthroughs get watched; useful content gets sent to a spouse.
4. Views but no profile visits → no reason to follow
The content did not connect to you.
Fix: appear in your own content. Say who you are and where you work. A reel with no human in it builds no relationship.
5. Profile visits but no enquiries → the profile
They came, looked, and left.
Fix: the bio. Name field with your city, proof, an instruction, a working link, a photo of your face. This is the cheapest fix on the list.
6. Views from the wrong places → too generic
Forty thousand views and nobody within a hundred kilometres.
Fix: name the locality out loud, in the text, and in the caption. Location tag every post. Broad content travels; local content sells.
7. Nothing is happening at all → volume and time
Four reels over two months is not a sample. It is not enough data to diagnose anything.
Fix: three a week for twelve weeks. Then look at the numbers.
The diagnostic order
- Check three-second retention first. If it is poor, fix only the hook and change nothing else.
- Then completion.
- Then shares and saves.
- Then profile visits.
- Then enquiries.
Working backwards from enquiries makes you change everything at once and learn nothing.
The test that isolates the variable
Post the same property twice, a week apart, identical body, different hook. Compare three-second retention.
Do this four times and you will know more about what works for your audience than any general advice can tell you — including this article.
The thing worth remembering
A reel that reaches four hundred local people and produces one enquiry has done its job. A reel that reaches four hundred thousand people nationally and produces none has not. Judge accordingly, and stop optimising for a number that does not pay you.
