A Property Video Editing Workflow That Takes Twenty Minutes

Editing takes agents hours because they edit and decide at the same time. Separate the two and the same reel takes twenty minutes.

Step 1 — Watch and mark (4 minutes)

Play everything once at speed. Mark keepers. Do not trim, do not arrange, do not open the music library.

You will typically keep six to nine clips out of twenty. Deleting the rest before you start is the whole trick.

Step 2 — Lay the order (3 minutes)

Drop the keepers onto the timeline in narrative order. For a walkthrough that is almost always:

1. The hook shot — the single best thing about the flat
2. Entrance
3. Living room
4. Kitchen
5. Bedrooms
6. Balcony or view
7. Exterior or the closing shot

Do not trim anything yet. Just the order.

Step 3 — Cut to length (5 minutes)

Now trim. Each clip gets two to four seconds. Be ruthless — a shot held for six seconds feels like twelve to a viewer who is deciding whether to scroll.

Cut on movement where you can: a pan ending, a door opening, a step forward. Cuts on motion are invisible; cuts on a static hold are jarring.

Step 4 — Audio (2 minutes)

Music, or voice-over, and pick before you touch anything else about sound.

If music: choose something with an obvious beat and align the cuts to it. If voice-over: record it in one take, then trim the visuals to fit the words, not the other way around.

Duck the music under any speech. This one setting separates amateur from finished more than anything else.

Step 5 — Text (4 minutes)

• The hook, in the first second, large
• Room labels, small, only where the room is ambiguous
• Price and location, at the end
• One call to action

Nothing else. Every additional text element competes with the property.

Keep text inside the safe area — away from the top and the bottom third, where the interface sits.

Step 6 — Export and check (2 minutes)

Export vertical at 1080×1920. Then watch it once on your phone, with the sound off.

If it still communicates with no sound, it is done. If it does not, the text is wrong.

What to skip permanently

• Transitions. Cuts. Always cuts.
• Colour grading beyond a small exposure lift
• Zoom effects on every clip
• Stock footage of skylines
• Anything that took longer than the shot itself

The batching version

Edit four reels in one session. The second is faster than the first, and the fourth takes half the time — the settings, the text style and the music are already chosen. Same reason batching works everywhere: the setup cost is paid once.
