How Long Should a Property Video Be? Length by Platform and Purpose
Optimal durations for listing videos across reels, YouTube, WhatsApp and property pages — and why the same footage needs different cuts.
One shoot, several cuts. Agents who export a single two-minute video and post it everywhere underperform on every platform simultaneously.
Instagram and Facebook reels: 7–15 seconds
Completion rate is the dominant signal. A 12-second reel watched fully outperforms a 40-second reel watched half way, even with the same total watch time.
For a listing: six frames, two seconds each, price in the first second.
WhatsApp status: 10–25 seconds
The audience already knows you, so the hook matters less and the detail matters more. You can afford a slightly longer, more informative cut. Put the price on screen throughout, because people often watch without reading a caption.
Property page: 45–90 seconds
This is the only place a genuinely long video belongs. Someone on your property page has already chosen to look at that flat. Give them a full walkthrough in room order, with no music dominating and clear labelling of each room.
This video's job is to reduce wasted site visits — it should show the property honestly enough that anyone who books a visit is genuinely interested.
YouTube: 60 seconds for Shorts, 3–5 minutes for a tour
YouTube rewards watch time rather than completion, so a longer video that holds attention performs well. Full walkthroughs with commentary work here in a way they do not on Instagram.
Title with the search phrase a buyer would type: "3 BHK for sale in Zirakpur — ₹78 lakh full tour".
The one shoot, four cuts workflow
- Film the full walkthrough properly — five to ten minutes of raw footage.
- Cut the 90-second page version first, in room order. This is your master.
- Cut the 45-second version by trimming the master.
- Pull the six strongest moments for the 12-second reel.
- Take one 20-second segment for status.
Doing it in this order takes about half the time of editing each separately, because every cut is a subtraction from the one before.
Where agents waste effort
Making a three-minute cinematic tour with drone footage and a music crescendo for Instagram. It will be watched for four seconds. Put that effort into the property page version, where the audience actually wants the detail.
Length is a symptom, not a cause
A twelve-second reel does not perform because it is twelve seconds. It performs because nothing in it is wasted.
The useful way to think about it: decide what the video must communicate, cut everything that does not serve that, and the length is whatever remains. Agents who target a duration pad to reach it or rush to fit it, and both are visible.
The test is per-second: does this second earn its place? A three-second hold on a wall does not. A three-second hold on the one detail that makes the flat unusual does.
Where the time actually goes wrong
In practice, most over-long property videos have the same three problems:
- A slow open. Two to four seconds of drone, logo or greeting before anything happens.
- Rooms shown at equal weight. The utility balcony gets the same four seconds as the living room.
- A wandering close. No clear end, so it trails off after the last room.
Fixing those three typically removes a third of the runtime without losing a single piece of information.
Cutting a long video down
If you have already shot a two-minute walkthrough and need a reel from it:
- Find the single best three seconds and move it to the front
- Keep the two or three rooms that differentiate the property
- Drop every corridor, every doorway transition, every second of walking
- End on the price
What survives is usually between fifteen and twenty-five seconds, and it will outperform the original everywhere.
